It's built from your income shape, your debts and a qualifying rate. What a rate site says you can afford is a different number, and usually a much larger one.

How much do I actually need for a down payment? The federal minimum is 5% on the first $500,000 of the purchase price, with a higher percentage on the portion above that. What you need for your target price is a specific number, and it's worth having before you shop.
What's the difference between a pre-qualification and a pre-approval? A pre-qualification is an estimate based on what you tell a lender. A pre-approval is underwritten against documents and holds a rate. Only the second one carries weight with a seller.
Can I do this if I am self-employed or new to Canada? Yes. Both are common files and both need income documented differently. Rafee works across A, Alt-A and private lenders, so the question is which lender fits your situation.
